Every scan is private by default. Art, family photographs and security details are removed before anything leaves our server. Links are protected, and access is withdrawn the moment you ask.

06Commissions
From a single residence to an entire portfolio.
Every commission starts with The Scan: the house as a photoreal, walkable space — every room, terrace, loggia and the pool surround — delivered as a private link and an embed for your own site, with the first year of hosting included. Most houses are commissioned as The Scan and Film, adding a film rendered from the same capture and cut for listings, portals and screens. For houses that will never be public, Private adds confidentiality agreed before we know the address, a room-by-room review of what should not be seen, and access for named people only; the house never appears in our own portfolio. And for collections, Portfolio: capture days planned across a season, one standard in every house, a return visit when a house changes, and terms agreed for the whole.
Tailored packages for unique spaces.
The basic scan is quoted on floor area, including any terraces and exterior buildings. Gardens, orchards, paddocks and other features are priced individually, based on size and complexity.
The first year of hosting is included; after that it renews annually, priced by the scanned floor area, or you host the files yourself.
Private commissions and portfolios are by arrangement.

What people ask first.
How is this different from a Matterport tour?
Matterport captures 360° panoramas and builds a simplified 3D model from them, with a dollhouse view and floor plans — excellent for layout and measurement. You still move by jumping from one camera point to the next. A scan is one continuous, photoreal space you move through freely, with the light and materials as they really are. The two can sit side by side.
How long does the capture take?
It depends entirely on the scale of the property, but most captures are completed in one or two days. The house needs to be empty of guests, and looking the way you want it remembered.
When do we receive it?
We agree the dates before we begin. For a typical villa: within about two weeks of the capture, the walkable scan on a private link — complete, for you to review. The remaining post-production and delivery time also depends on the scale of the property, and is calculated individually for your quotation.
Can private things be removed?
Yes. Art, photographs, documents, screens and security hardware can be removed or obscured, and whole rooms can be left out. We agree this before the capture day.
Will it work on a guest’s phone?
Yes, on a recent phone — the scan opens in the browser from a link, with nothing to install. Very old devices may struggle; if you have commissioned a film, that plays anywhere.
Where do you work?
From Ibiza across the Balearics and Europe — travel within the EU is included in the quotation. Further afield, on request.
